Your Buyer real estate agent

Buying a home is one of the biggest financial decisions you'll make. Whether you're a first-time home buyer, upgrading to a larger property, downsizing or purchasing an investment property, having an experienced buyer real estate agent on your side can make all the difference.

I'm David Cappelli, a licensed REALTOR® since 2008, with a background in property appraisal and schooling in Architectural Technology and Design.  I've helped clients buy everything from condominiums and detached homes to vacant land, multiplexes and small farms throughout the Greater Toronto Area.

Having worked through rising markets, downturns and everything in between, I bring a practical understanding of property values, market conditions and negotiation strategies to every transaction.

My goal is to help you find the right property, understand its value, negotiate favourable terms and make confident decisions throughout the buying process.

Do Buyers Pay Realtor Fees?

There is no standard real estate fee in Ontario. Most of the time, a buyer agent’s fees are paid by the seller (well technically, they are paid by the selling agent’s brokerage).  Before we begin working together, I'll clearly explain the fees, how they're calculated and any potential financial obligations. You'll understand the costs before signing an agreement, with no surprises about the agreed fee structure.

Why Sign a Buyer Representation Agreement?

Choosing a real estate agent is an important decision, and I encourage you to interview a few REALTORS® before deciding who you feel most comfortable working with.

If you choose to work with me, we'll talk about a Buyer Designated Representation Agreement (BDRA) – sometimes referred to as a buyer contract.

As your chosen buyers agent, I can provide personalized advice, negotiate on your behalf, help protect your interests and share the experience and professional connections I've developed throughout my career.

A designated representation agreement isn't simply paperwork. It establishes the services you'll receive, the responsibilities of both parties, the fees, the properties or areas covered and the length of the agreement.

I believe the best client relationships are built on mutual respect, clear communication and trust. We'll review the agreement together, discuss its scope and duration, and make sure you understand the terms, including your options if the relationship isn't meeting your expectations.

I want you to feel comfortable and confident working with me. If I fail to meet the standard of service that we’ve agreed on, we can discuss all of your options including terminating the contract.  I’d be surprised, but the door is always open.

How Does a Buyers Agent Know the Value of a Property?

I've been a licensed REALTOR® since 2008, but my experience in real estate began years earlier.

Before entering real estate sales, I worked in property appraisal and consulting, evaluating properties and advising on residential real estate projects. I was a member of the Appraisal Institute of Canada from 2002 to 2020.

That experience gives me valuable insight when assessing a property's market value, evaluating comparable sales and identifying factors that could influence its future resale potential.

Having worked through changing market conditions, I understand that buying decisions should be based on more than today's asking price.

What Makes Me A Good Buyers Agent?

Along with my extensive real estate and appraisal experience, my background also includes studies in Architectural Technology and Design at Sheridan College, along with professional experience in construction consulting, project reviews and residential development.

While working in the appraisal industry, I advised financial institutions on construction lending and funding schedules for renovation and new-build projects.

My involvement could begin as early as the purchase of vacant land, continue through architectural plans and construction, or start midway through a project when a lender needed an independent assessment of progress and financial risk.

Combined with my personal renovation experience in my own homes, this background helps me offer buyers an informed perspective on properties that may require improvements, additions or redevelopment.

For buyers considering a renovation or new construction, I can help you explore important questions:

  • Does the property's current value support your plans?
  • How might renovation costs compare with neighbourhood property values?
  • Are your proposed improvements financially reasonable for the location?
  • What construction financing considerations should you discuss with your lender?
  • Which qualified professionals should evaluate the property's condition, design and feasibility?

I've also helped buyers understand and evaluate factors involving conservation restrictions on acreage properties.

A property may have tremendous potential, but understanding what that potential could cost—and what the surrounding market can support—is equally important.
